Q:  Why should I buy renter’s insurance?

Q:  Is my security deposit refundable?

A:  Your security deposit will be refunded in full within 30 days of your move-out date IF

(1)  Your rent is paid in full,
(2)  Your water/sewer bill and any amounts owed to landlord are paid in full, and
(3)  The house and yard are in move-in condition, including any carpets.  (You must provide a  receipt showing that you hired a professional to clean the carpets.  Alternatively, we will hire a professional and deduct the cost from the security deposit.)

Damage other than normal wear and tear will be deducted from the security deposit.  Dirt is not considered normal wear and tear.  The cost of professional cleaning will be deducted if necessary to bring the house back to move-in condition.  The condition of the property will be recorded on this form when you move in and when you move out.

We are required by law to provide a statement within 30 days itemizing any amounts deducted from your security deposit.

Q:  What if I decide to get a pet?

A:  Unless we have agreed in writing that a pet is allowed and any applicable pet deposits and fees are paid in full, bringing a pet home will result in termination of the lease.
